As a Property Investor, you want your portfolio to either retains or improves its value.
The following checklist has been developed to help ensure you achieve the maximum return on your investment.
Prior to leasing the property we recommend that you review and follow the points below:

• Lawns is tended to.
• All rubbish removed
• The garden is weeded and neat
• Garage is empty
• All gates are safe and in good working order
• All fences are in good order
• The clothes line is in good working order
• Guttering and down pipes are clean, free of rust and or leaks
• If there is a pool, you would need to ensure that gate has a child proof lock and that the filter and pumps are in good working order
• Ensure all paved areas are clean and safe.
• Ensure that the property is free of loose tiling and that hand rails and stairs are secure and safe
• Ensure that all external doors and windows function properly and there are keys available.

• All appliances are clean and in good working order
• Ensure there are smoke detectors and that they are working and tested
• Make sure all walls are clean (re-paint if necessary)
• Ensure all carpets are clean and in good condition.
• Ensure all tiled areas are clean and safe.
• Ensure all toilets, showers, tubs and taps are working and do not leak or drip
• Ensure all exhaust fans are clean and in good working order
• Check that all windows work and can be secured and that keys are available if they have locks
• Make sure all doors work properly and that keys are available
• Check that fly screens are cleaned and freed of any tears
• Ensure all cupboard doors are secure and in good working order
• Ensure all curtains and blinds are clean and in good working order
• Clean all light fittings and ensure all bulbs are in good working order
• Ensure all electrical wiring is safe.
• If there are air conditioners installed you would need to ensure that filters have been cleaned and are in good working order

Ensuring that you take into consideration the lists above, it will ensure that the property in your investment portfolio will be attractive and it will also help reduce major maintenance costs.
